How the picture is designed

The product hypothesis is that fragmented public records become more useful when normalized into a transparent pipeline intelligence layer.

Historical table · excluded from current totals

Dallas marks its old open-data permit table as no longer updated. Current DallasNow records need a verified bulk-access path before they can enter the feed. Census still provides the DFW metro total.

What this layer is

Prebuild provides public Census permit authorizations for 20 metros and a separately retained Dallas–Fort Worth analytical release. The current feed shows official monthly estimates, reported-only units, product mix and YTD residuals. The immutable June DFW release adds detailed revision, imputation, place-coverage and receipt evidence for that dated snapshot.

Inputs

Official Census CBSA current-month and YTD files supply the maintained authorization feed. Retained detailed-place files separately support the June CBSA 19100 release. A bounded Fort Worth ArcGIS query supplies distinct residential filing counts; its undocumented Units field remains on hold. Dallas's old open-data table is historical, and no current DallasNow bulk feed has been established.

What is deliberately excluded

The accepted DFW export contains no modeled starts, under-construction stock, delivery windows, or owner relationships. Census SOC does not support those stages at CBSA resolution. Legacy sample routes may still illustrate the broader hypothesis, but they are not part of this source-backed product slice.

Build and receipt contract

Public-source acquisition is separate from the offline build. Every retained response has a URL, retrieval time, rights note, byte count, and SHA-256 digest. The build verifies those digests and the withdrawn predecessor, emits immutable release 2026-06-r1, and writes a byte-identical latest alias plus the client module used by this interface.

Vintages and gaps

Current permit authorizations come from official Census CBSA ASCII files for all 20 metros, with 24 retained monthly releases and the latest official YTD totals. The difference between YTD and summed monthly vintages is displayed without allocating revisions. Hosted refreshes save receipts and validated snapshots; checks are scheduled daily, and the displayed last-success time determines freshness. Fort Worth New Residential Building Permit filings are distinct permit counts only; municipal unit magnitudes are withheld. Dallas’s historical open-data table is excluded from current totals.

Current feed and retained DFW release

Current authorizations cover 20 metros. The separately retained June 2026 DFW release supports detailed place coverage, revision reconciliation and immutable exports. Forward stages and ownership remain modeled or illustrative. Current observed authorizations are maintained separately from the historical model baseline; no licensed commercial feed or verified owner-resolution feed is connected.

MVP scope

  1. Revised CBSA authorization with reported and imputed units separated.
  2. First-print revision ledger and raw 1 / 2 / 3–4 / 5+ product mix.
  3. All 192 BPS permit offices in a filterable coverage matrix.
  4. Fort Worth source/group/anomaly evidence with all unit magnitudes on quality hold.
  5. Dallas unavailable state plus immutable receipt-traceable BPS-only JSON export.
